Welcome to Waterbeach Barracks

Waterbeach Barracks lies just North of the global City of Cambridge, and just three miles from the Cambridge Science Park with some of the most dynamic employment in the world. Set in rich landscape with inherited woodland and a spectacular 23 acre lake, Waterbeach Barracks is evolving to create a new way of living.

The Vision

At Waterbeach Barracks, our focus will create a place to be proud of, with new homes, investment in transport, renewable energy, green space, schools and healthcare to ensure an exemplar sustainable development.

New cycle and walking routes, community orchards and local shops are just a few of the facilities that will make this a place where wellbeing can flourish, in one of the best connected places to live in the country.

Bringing the vision to life

The Royal Engineers from the 1970’s spent decades creating hundreds of acres of diverse woodland and grassland and digging out and creating the lake. This incredibly rich landscape forms the envelope for the new community, rolling out over the coming years to deliver:

5 Schools

including three primary schools, a secondary school and a special needs school

new homes planned, offering unique housing types and living styles - something for everyone

16,000 m2

for food and drink outlets and shops, delivered by local and trusted brands

250 acres

of green space enhanced and improved for sports, leisure and recreation

15,000 m2

of made-to-measure commercial space, perfect for start-ups and SME’s

40km of new and improved cycle connections, electric bikes, car clubs, bike hire and a new park and ride

What's happening now

An exciting first phase will deliver the first primary school and community infrastructure, together with new homes and thoughtfully designed public open spaces that will enjoy access to the lake and woodland settings.
